Slab leaks are one of the most expensive plumbing failures a Texas homeowner can face. Whether insurance pays depends on the exact language of your HO-3 policy and how the loss is documented.
What is usually covered
- Sudden accidental water damage β flooring, drywall, cabinets, carpet damaged by the leak
- Access to the leak β some policies pay to cut the concrete to reach the pipe (an "access endorsement")
What is usually NOT covered
- The pipe repair itself β the copper you replace comes out of your pocket
- Long-term / gradual leaks β if the adjuster decides the leak was slow over months, the water damage may also be excluded ("resulting from wear and tear")
- Mold β many Texas policies exclude or cap mold coverage
What adjusters actually look for
- How long has this been leaking? β Photos of dry vs. wet, water bill history, moisture readings all matter. A one-week-old sudden leak is coverable; a "we've had this smell for a year" one probably is not.
- Was there prior evidence? β Water bills climbing over months without action can be used against you.
- Documentation β Video, photos, work orders, moisture readings. We provide all of this.
The Addison / North Texas angle
Expansive clay soil is the #1 cause of slab leaks in Dallas County. Adjusters know this β that alone does not disqualify a claim. What matters is how the leak was documented from the moment it was found.
The right sequence
- Call leak detection immediately when you suspect a leak β do not wait a week
- Get a written detection report (electronic locate + thermal imaging results)
- Take photos of the wet flooring / drywall
- File the claim with your carrier before repair starts
- Get their adjuster on-site β coordinate with our repair team
- Do the slab leak repair with full receipts
Skip step 4 and you may lose coverage β many carriers require notification before any repair.
Access endorsement β worth having
Some Texas policies include (or let you add) an "access to plumbing" endorsement that pays to cut the slab to reach the pipe. Check yours. Cost is usually modest and it can save thousands on a real claim.
When repiping is smarter than a claim
If this is your second or third slab leak, filing another claim risks non-renewal at your policy anniversary. At that point, whole-home repiping overhead in PEX is often the smarter financial move β even out of pocket β than another individual claim.
Belt Line Plumbing expert insight

Local factors that affect the advice above: North Texas expansive clay soil drives most residential slab and sewer failures; Dallas Water Utilities supply water at 8β11 grains of hardness per gallon shortens every water heater and tankless system without a softener; and the February 2021 Winter Storm Uri freeze exposed attic supply lines across almost every 1970sβ2000s Addison home. If your situation includes any of these local realities, factor them in before deciding between repair, replacement, or a preventive upgrade.
