
Belt Line Restaurant Row is the densest restaurant corridor in North Texas β 170+ concepts across roughly a mile of Belt Line Rd. Every one has a grease trap. Most owners handle them wrong.
Here is what gets missed.
The 25% rule
Addison's grease trap ordinance follows the standard TCEQ / Dallas approach: if grease + solids in the trap exceed 25% of the trap volume, it must be pumped. Not "when the health inspector shows up." Not "at the end of the quarter." Immediately.
Most kitchen managers do not measure. They should β with a dipstick β monthly.
Pumping is not the same as jetting
Pumping the trap removes what is in the trap. It does not clean the line from the sink to the trap. That is a separate service β hydro-jetting.
A trap pumped every 90 days but with a line never jetted will still back up. Grease glazes the pipe wall between service intervals.
The 6-month jetting rhythm
For a typical Belt Line Restaurant Row concept:
- Grease trap pump β every 90 days minimum (more if you fry)
- Trap-to-city line jet β every 6 months
- Sink-to-trap line jet β every 6 months

Manifest documentation
Grease trap pumping requires manifest documentation for the City of Addison β proof of proper disposal at a licensed processor. This is inspection-critical. We provide it after every service.
Drain vs. grease line
The 3-compartment sink drain, the mop sink, and the floor drains generally do NOT go through the grease trap β they go directly to the sewer. But grease from a wok range that misses the hood filters ends up in every floor drain in the kitchen. Jet those on the same schedule.
Signs of a coming failure
- Slow drainage at any sink in the kitchen
- Odor at floor drains or mop sinks
- Backup at the trap outlet during peak service
- Standing water in mop sink between uses
Fix these before the first backup. A shutdown for a Category-3 sewage cleanup (commercial sewer backup) costs a day of service plus health inspection follow-up.
The BMP checklist
- Scrape and dry-wipe pans before wash
- Strain fryer oil into sealed containers, not down the drain
- Insist front-of-house does not pour milk / cream / soup at bar sinks
- Post "no cooking oil down drains" signage in the wash area
- Clean hood filters weekly (kick-back grease loads the floor drains)
