Know your unit shutoff β right now
Every unit has an interior shutoff. In condos it is usually inside a laundry closet or under a kitchen sink. In apartments it may be in a utility panel outside the front door.
Find it before you need it. Take a photo. Text it to yourself. When a supply line splits at 11pm, you will not have 20 minutes to search.
Know the master shutoff
For serious floods, the unit shutoff may not be enough. The master shutoff is in a mechanical room, and your property manager has the key. Get their after-hours number now.
Do not use chemical drain cleaners in a stack
Multi-unit stacks are shared. Chemical cleaners sit and eat rubber seals β potentially in a neighbor's fixture. If your drain slows, call a plumber. It is faster and cheaper than what the chemicals leave behind.
Water off when you leave for 3+ days
Every burst-pipe insurance case we have seen in an Addison condo started with someone traveling. The failure would have been contained if the water had been off at the unit shutoff. It takes 30 seconds when you leave. Do it.
Report ceiling stains immediately
A wet spot on the ceiling means the unit above yours has a leak. Time matters. Report to PM in writing (email, not just verbal) so it is on record. And take photos.
Know your HO-6 policy
Renters need renters insurance for personal property + liability. Owners need an HO-6 policy specifically for condos β different from a single-family HO-3. Both should be in force before you have a problem.
The tub / shower drain tip
Multi-family shower stacks back up faster than single-family drains because they serve many units at once. If your shower is draining slowly, snake the P-trap yourself first β most Addison condo tub drains have a snap-out stopper full of hair.
If it drains fine 5 minutes after that clean-out, you were the problem. If it does not, call in a plumber before you cause a backup that reaches your downstairs neighbor.
Restaurant Row noise
